Following three public consultations and key stakeholder engagement, planning permission was granted in January 2024, for the exciting mixed-use regeneration of Ardwick district.

The masterplan will see a new neighbourhood and area of innovation created, including 328,000 sq ft of life science accommodation and, together with Moda, 983 flagship purpose-built student units (of which 200 are affordable).

The new community will revive the residential area of Ardwick, with retail and leisure, GP surgery and convenience store amenities, complemented by informal play and exercise landscaping around two new public squares.

Responding to the council's Oxford Road Corridor Strategic Regeneration Framework, the masterplan will see up to 1,222 direct and indirect jobs created, with an estimated £550m GDV upon completion.
